Application Instructions:

JRW Investments does business in accordance with the Fair Housing Act, and does not discriminate on the basis of race, creed, color, sex, religion, national origin, age, disability, marital status, familial status, sexual orientation, or any other protected basis.

  • A separate application is required for each adult, eighteen (18) years of age or older, intending to occupy the property.
  • An application fee must be paid with each application.
    • The application fee is non-refundable under any circumstance, including denials.
      • NOTE: Applications will not be processed until the fee is received.
  • Clear and legible photo identification must be presented with each rental application.
  • Applicants must provide their Social Security Number (SSN).
  • Rental applications from other applicants are accepted until a rental application is approved.
    • JRW Investments cannot guarantee that any property viewed will still be available by the time the rental application is processed.
  • Applications will be processed as they are received.
    • It typically takes three (3) to four (4) business days for the application to be processed.
  • Policies on pets vary from property to property.
    • Aggressive dog breeds will not be accepted due to insurance liability.
      • Such breeds include but are not limited to: Rottweiler, Dobermans, Pit Bulls (Staff Terriers), Bull Terriers, Wolf Hybrids, German Shepherds, Bull Dogs, and Chows.
  • If applying with a pet, clear pictures of the pet must be submitted with the application.
    • If the pet is approved, there will be a $250 non-refundable pet deposit per pet.
      • A certificate of medical necessity is required for service animals.

Tenant Criteria:

  • Residential History: Three (3) years of rental or home ownership history must be provided.
    • Previous rental history reports from landlords must reflect timely payments, sufficient notice of intent to vacate, no damage, etc.
    • It is the applicant’s responsibility to provide us with the contact information, including names, address, and phone numbers of any and all landlord(s) for the past three (3) years
  • Income Verification: Most of our properties require that the applicant(s) combined gross income is at least three (3) times the monthly rent amount.
    • Your income must be verifiable through pay stubs, tax records, or bank statements.
  • Evictions: Applicants with evictions within the past five (5) years will not be accepted.
  • Credit Requirements: A credit report will be obtained on all applicants.
    • NOTE: A bad credit score does not necessarily disqualify you for approval.
  • Background Check: A background check will be obtained on all applicants.
    • Criminal records must contain no convictions for felonies for crimes within the past seven (7) years involving violence against persons, damage or destruction of property, manufacture or distribution of controlled substances; and
    • No sexual offenses committed at any time.
